The homeowner was woken at 2:00 AM by the sound of water pouring through the kitchen ceiling. Upstairs, a hot-water supply line to the washing machine had failed during a hard freeze. Temperature had dropped to 19°F overnight — a typical Central Texas cold snap.
By the time our crew arrived at 2:47 AM, water had been flowing for roughly 90 minutes. The homeowner had reached the main shutoff and killed power to the affected rooms. Approximately 3 inches of standing water in the laundry room, 1 inch across the upstairs hall, and extensive ceiling saturation in the downstairs kitchen and dining room.
Truck-mounted extraction removed standing water in the first hour. We pulled wet drywall from the affected ceiling to prevent collapse and to expose the cavity for directed drying. Full moisture mapping documented 9 affected materials including subfloor, wall cavities, and cabinetry.
Twelve air movers, four LGR dehumidifiers, and two Injectidry systems ran for 4 days. Daily moisture readings logged for the claim. Antimicrobial applied at day 2.
Reconstruction included ceiling drywall replacement, paint, two sections of hardwood flooring (matched to existing), and replacement of the laundry room supply valve. Total timeline from call to final walk-through: 18 days.
