A property manager called at 6:30 PM on a Friday. Main-line sewage blockage had just backed into 4 tub drains and 2 floor drains across 4 ground-floor apartments. Tenants were home. Panic.
We arrived at 7:12 PM with full biohazard gear and immediately contained the affected units. Coordinated emergency plumber dispatch to clear the main line (root intrusion, common in older Temple complexes).
Once the main was cleared at 9:00 PM, we began IICRC S500 Category 3 protocol: removal and disposal of all affected porous materials (carpet, pad, drywall up to 12 inches above the water line, affected baseboards, and contaminated belongings per our documented list).
EPA hospital-grade disinfectant applied to all non-porous surfaces. HEPA air scrubbing in each unit. Structural drying 4 days. Post-remediation moisture verification passed on day 5.
Reconstruction handled by our in-house team: new carpet and pad, drywall, trim, and paint. Units turned over back to tenants on day 8.
