A military family selling their home during a PCS move hit a snag: the buyer's inspector identified visible mold growth in the HVAC return closet upstairs. Closing was scheduled for 10 days out. The buyer demanded remediation with third-party clearance.
Our assessment found Condition 3 active growth (Stachybotrys-appearing) on drywall behind the return plenum. Approximately 12 square feet of affected surface. The cause: condensation from a misaligned return duct creating chronic moisture for an estimated 18 months.
Full IICRC S520 containment: negative-air barriers around the closet, HEPA air scrubbing. Technicians in full PPE removed affected drywall and insulation. HEPA vacuuming of all framing and HVAC cavity. Duct misalignment corrected by our sub.
Third-party environmental hygienist conducted clearance air sampling at day 3. Results: Condition 1 (normal fungal ecology). Full documentation package provided to buyer's agent and listing agent.
